Net Zero transformation beckons for new L&G HQ

L&G’s new HQ at 10 Coleman Street in the heart of the financial district moves one step forward following RIBA Stage 2 Design phase completion and Landlord upgrade works achieving Practical Completion during Q1 2025.

L&G signed an agreement for lease for 10 Coleman Street back in August 2024 taking part ground and the five upper floors of the building. Stanhope has recently overseen a spectacular base build makeover including a new rooftop pavilion, urban greening and other eco-features. The building has been shortlisted for The London Construction Awards Excellence in Sustainability and the Reuters Responsible Business Circular Transition Awards.

Colliers’ Project & Building Consultancy team is responsible for project managing L&G’s fit-out, with the priority not just on deadlines and budgets but also the social value-added aspects of the build as well as a determination for the HQ to be part of L&G’s net zero commitments by 2030.

The project has completed the spatial design phase, where initial architectural, structural and service-led concepts are aligned with client vision. Working closely with stakeholders, Colliers’ project management team are ensuring the final product fosters productivity and well-being, incorporating zero carbon targets and circular economy best practice principles. The next phase involves the selection of contractors as well as finessing of design and build processes.

Due for completion in 2027, the interior project design optimises circular economy principles emphasising material durability as well as end-of-life use to minimise waste and maximise insulation and energy efficiency to BREEAM, NABERS and WELL Certification standards.

Furthermore, a key deliverable of the project is to ensure it is conducted in a fully inclusive way feeding back into the communities around EC2 and Covent Garden. This included collaboration with local charity Fair Shot Café (dedicated to empowering young adults with learning disabilities and autism) and volunteer days spent helping to renovate the North Paddington Youth Club’s sports hall, music room and arts space. Collaboration with fellow contractors and stakeholders has also been paramount including Perkins & Will, Arup and PTS among many others to create a harmonious, synchronistic working environment.

Dovetailing initial plans with an actual design and build is an extremely intricate task given the complexity of contemporary trophy offices.”
