Birmingham architectural supply specialist signs lease for prime Solihull warehouse 

A family-run Birmingham architectural hardware business has taken on the lease of a high-specification warehouse in Solihull to aid its expansion.

Harris Lamb’s Commercial Agency team was instructed by Control Equipment (UK) Ltd to assign its 10-year lease on Unit 3 Radial Park, a high-quality mid-box unit of 23,163 sqft for the remainder of its duration.

The property saw strong levels of interest from a high number of regional businesses prior to terms being agreed with Consort Architectural Hardware, with minimal void period.

Neil Slade, who oversaw the transaction, said: “Radial Park is a high-specification speculative development built in 2021 by Canmoor / IPIF. Birmingham Business Park is one of the prime commercial destinations in the region with groundbreaking rents achieved being within five minutes of the national motorway network and well-appointed for Birmingham Airport and Birmingham International Railway Station.

“Control Equipment (UK) Ltd asked us to assign their lease on Unit 3, that was handed over refurbished and being an effective as-new unit with fitted canteen, 8m haunch height and good external provision.

“The demand for high-quality industrial property within the West Midlands, especially in anchor destinations, remains very strong. The Solihull and South Birmingham market is one that is particularly highly sought after, with little existing mid-box supply and hence no surprise this property was taken quickly after our appointment.
