Westbeech on the hunt for new sites as Cradley Heath industrial estate sells out

Westbeech Group has announced it has sold all of its new freehold units on Westminster Industrial Estate in Cradley Heath.

Now Ian Houghton, managing director of Wolverhampton-based Westbeech Group, said they are urgently seeking similar sites that can be redeveloped, as well as multi-let industrial sites to purchase.

Westbeech Group acquired the estate in 2019 which included two existing industrial units totalling 35,000 sq ft, and a one acre yard.

The original units were let to two existing tenants and in 2023 Westbeech won planning permission to develop the one acre yard into eight industrial units covering 19,000 sq ft.

The estate fronts on to the B4173 Cradley Road in an established industrial location approximately quarter of a mile from Cradley Heath town centre.

Ian Houghton, managing director of Westbeech Group, said: “We saw an opportunity to take advantage of the increasing demand for quality industrial and warehousing units in the West Midlands.

“There is a shortage of new stock and the response to our development has been tremendous.

“The units were completed in 2024, with five sold ahead of completion, and the final three remaining units, totalling 7,656 sq ft, are under offer to one company, with completion expected in early April 2025.”

Unit A has been acquired by Perfection Property Investments Ltd, Unit B by JDR Property Holdings Ltd, Units F & G by The AVS Retirement Fund and Unit H bought by Pioneer Source Ltd.

Units C, D and E are under offer to a local construction industry business.

Westbeech Group owns upwards of 300,000 sq ft of commercial space across the Black Country and Birmingham and also acquires sites for new buildings.

It also has a residential division which acquires sites and builds from one home to 30 for the discerning buyer looking for a luxury family home.

Most recently in January this year, the group launched the first Nest Self Storage centre in Bloxwich, Walsall, with others in the pipeline, subject to suitable sites being located.

Commercial property agents Bulleys advised Westbeech Group on the sale of the eight units.
