Industrial estate revitalisation draws in business

Two businesses have signed up to an industrial estate in Dorset which is being modernised.

SoCal Gym has signed a nine-year lease on 5,145 sq ft, Unit 2E, at Sterte Road Industrial Estate, Poole.

Unit 6B, at 7,642 sq ft, has been let to EPS Water, a provider of key technologies and products to water companies and their capital delivery partners.

Bryony Thompson is a Partner working at the Bournemouth office of property consultancy Vail Williams, which is the estate’s marketing agency and represents landlord Glen House Estates.

She said: “A significant amount of investment is being put into the industrial estate, with 40,000 sq ft over five units currently being refurbished.

“Following a refurbishment programme, SoCal Gym has signed Unit 2E, with EPS Water at Unit 6B.

“Improvements include new cladding, roofing and offices, ensuring fresh appeal to businesses looking to benefit from the location’s proximity to the port, mainline railway, town and A350 Holes Bay Road which connects to the A35 west and Poole/Bournemouth to the east.”

Three of the five other units available are unit 4 at 5,201 sq ft, £55,000 per annum exclusive (pax), unit 6A at 7,050 sq ft, £63,450 pax, and unit 5 at 13,900 sq ft, £125,000 pax.

Sterte Road Industrial Estate, comprising 20 units with a total of 90,000 sq ft, is accessed from Sterte Road.
