Welcome Building®, a sustainable new workspace in Bristol, delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company, has achieved a NABERS Design for Performance Target Rating of 5 Stars, one of only three buildings in Bristol to do so.
NABERS is a system for rating the energy efficiency of office spaces across the United Kingdom, providing a rating from one to six stars. It helps building owners to understand their building’s performance versus other similar buildings and aims to stimulate market recognition and demand for offices with improved energy performance.
Alongside NABERS, Welcome Building® is targeting BREEAM Outstanding and is the first Bristol office development to target Well Platinum Certification, alongside Five at Heart Platinum. It is an all-electric workspace with PV cells on the roof as well as being connected to the Bristol Heat Network, from which it extracts its heat load.
Designed by Darling Associates Architects, the 207,000 sq ft city centre landmark offers the largest available floorplates in the city ranging from 22,000 sq ft to 30,000 sq ft. It creates a vibrant, collaborative business community, with a unique street on the ground floor featuring breakout areas, events space, a café bar and specially commissioned public art. The first letting at Welcome Building was announced in 2024, with 44,196 sq ft across levels 6 and 7 leased to international law firm DAC Beachcroft.
