
Leading commercial property developer Stoford and pan-European logistics platform Axel Logistics have begun construction of a new urban logistics development in south east London.
Located on a vacant 12.2-acre site off the A206 Thames Road in Crayford, MLM Crayford will provide three high-specification units, ranging in size from c.34,000 – c.170,000 sq ft.
The scheme reflects both Stoford and Axel’s commitment to environmentally sustainable development and will target BREEAM ‘Outstanding’, EPC A, and net zero carbon in its entire life cycle. MLM Crayford will incorporate features such as rainwater harvesting, photovoltaic roof panels, energy-efficient LED lighting, electric vehicle charging stations and bicycle storage.
Construction is being undertaken by main contractor, McLaren Construction, with the development programmed for completion in October 2025.
MLM Crayford is set to attract £120 million in investment and generate £13.3 million annually for the local economy. It will support hundreds of jobs during construction and up to 470 full-time roles once completed. The scheme also supports Bexley Council’s Growth Strategy, contributing to local regeneration.

Strategically located, MLM Crayford offers excellent connectivity to the wider South East, with easy access to Jct 1A of the A282 Dartford Crossing, less than five miles from the M25 and just 10 miles from central London. The site is already surrounded by major occupiers, including Amazon, ASDA, Currys, DHL, Sainsbury’s, and Pets at Home.
