Green light for Tungsten Properties’ High Wycombe warehouse

Detailed designs for a new £13.6 million mid-box industrial and logistics warehouse at Old Horns Lane, High Wycombe, have been approved by Buckinghamshire Council.

Tungsten Properties, one of the UK’s leading industrial and warehouse developers, acquired the 2.8-acre site and subsequently submitted a planning application for the 44,000 sq ft (4,087 sq m) building.

Tungsten Park High Wycombe will target BREEAM Excellent and EPC A and will benefit from nine metre haunch height, secure self-contained yard, fully fitted office and a generous power supply.

Old Horns Lane is located less than two miles from junction 4 of the M40 and 13 miles from junction 1a of the M25 with strong transport links to the motorway network and close proximity to High Wycombe’s employment pool.

The project is forecast to create circa 78 construction roles and, once the buildings have been completed, house up to 53 employment jobs.

The warehouse will be built speculatively with construction due to start in Q1 2025. The building will be available to either lease or purchase the freehold.

Matt Jones, development director, Tungsten Properties said: “We welcome the green light news for Tungsten Park High Wycombe. The development will address the growing demand for logistics space in an undersupplied market, catering to occupiers serving Greater London and the Home Counties. We look forward to creating local jobs in both the construction and end use phases.”

Iolo Morgan, senior associate director, BNP Paribas Real Estate added: “This is significant news for High Wycombe and those many local and national businesses which have been looking for high spec industrial accommodation in such a well-connected area. Tungsten Park High Wycombe also offers the increasingly rare opportunity for an occupier to purchase the freehold of a brand new, best in class unit in the South East of England.”

BNP Paribas Real Estate and Colliers are the leasing agents.
