Century Park set to address Midlands-wide shortage of quality industrial space

A substantial industrial site in Nuneaton which will become available in April 2025 will help address the Midlands-wide shortage of quality industrial space, according to property agents Bromwich Hardy.

Century Park, Ballin Road, Nuneaton, comprises a total of 84,318 sq ft for sale or to let, and is available as a whole or as two properties.

The modern purpose-built property comes in ten units, with Units 1-5 providing over 34,000sq ft and Units 6-10, totalling over 27,000 sq ft, plus a mezzanine floor.

Tom Bromwich, partner at Bromwich Hardy, said: “Century Park is located within an established industrial estate about one and a half miles north west of Nuneaton town centre. The M6, via the A444 is approximately five miles away.

“Set in the heart of England’s motorway network, Century Park has been extended to meet the needs of the original tenant, is well presented and finished to a good specification with eave heights of approximately 8m.

“Across the Midlands, there is a serious shortage of quality industrial space such as this, so we are anticipating a high level of interest.”

The current configuration at Century Park is two connected courtyard layouts with multiple loading doors offering great flexibility, duplicate two storey office and storage areas and separate services to Units 1-5 and 6-10.

The property is being offered on a new lease for ten years or longer, with rent reviews every five years, and a sale of the freehold may be considered.

Century Park is being marketed by Bromwich Hardy jointly with Loveitts Commercial.
