The RO Group has announced that it has completed the sale of Admiral House, a prime Grade II listed town centre office in Windsor, for an undisclosed sum to a private buyer. The sale highlights the Group’s value-driven approach to unlock property potential and attract buyers.
Admiral House is situated in the Royal Borough of Windsor and Maidenhead, a desirable commercial location known for its rich history, cultural appeal, and strong connectivity. Located on St. Leonards Road, the office is a prominent multi-let office building that has recently undergone a comprehensive refurbishment, enhancing its appeal as a high-quality business space.
An architecturally significant building, Admiral House is a former Edwardian police station which was sensitively transformed by the RO into a multi-tenanted office space comprising approximately 8,689 sq. ft. spread over three floors. It benefits from 23 parking spaces and offers modern office facilities, including an outdoor terrace, shower, bike storage, and EV charging points.
The sale of Admiral House marks the successful conclusion of the RO Group’s ownership, during which significant investment was made to upgrade the building’s infrastructure and ESG credentials, achieving a high B EPC rating, de-carbonising the heating and cooling systems, and introducing Fitwel accreditation to improve occupier health and wellbeing. This fully let asset has been a sought-after location, where the RO recently completed their first CAT A+ fit out which was successfully let within three months of the refurbishment completing.
Nick Cashmore, Investment Director of the RO Group, commented:
“We are very pleased to announce the successful sale of Admiral House in Windsor. This transaction exemplifies our strategy to generate value through strategic repositioning and targeted enhancements that attract high-quality tenants and command premium rents. With the building fully occupied by a diverse mix of established tenants, the sale offers the new owner both a secure income stream and attractive long-term opportunities for alternative uses. We intend to recycle the proceeds of the sale into further strategic acquisitions prior to the end of the year.”
The RO Group was advised by Gerald Eve and Osborne Clarke on this transaction. The purchaser was advised by JLL and Quastels.
