Downing set to create new student development in London

Leading property developer Downing has submitted plans for a major new student accommodation and commercial development in Wandsworth, South London, SW18.

The developer plans to transform a 5,739 sqm brownfield site at 2 Armoury Way into a vibrant student living space, comprising two 10-storey towers with the capacity to house up to 434 students.

Under the terms of the agreement, 35% of the accommodation will be offered at affordable rates, while 51% of the rooms will be allocated to a university under a Nomination Agreement.

The scheme will offer 258 student beds in Block A and 176 in Block B, as well as nine new commercial units for businesses and over 12,000sqft of new Class E light industrial space. The project will be car free and feature cycling facilities, a gym, internal amenity spaces and generous publicly accessible and landscaped areas for the student residents, business tenants and the public to enjoy.

The site is situated just a four-minute walk from Wandsworth Town Train Station and is accessible via multiple bus routes. This Zone 2 site is in a prime location for both students and businesses alike.

The location is part of the “Gasholder Site, Armoury Way” area, a key component of Wandsworth’s recently adopted Local Plan, which has been designated as ideal for mixed-use redevelopment.

In line with Downing’s commitment to sustainability, 2 Armoury Way will aim to achieve a BREEAM Outstanding rating for the student accommodation. The build will incorporate innovative energy-saving measures, sustainable materials, and enhanced green spaces to promote environmental responsibility.

Ian Harrison, Projects Director at Downing, said: “We are excited to bring forward our plans for this dynamic student accommodation and commercial development space in Wandsworth. Our new scheme will deliver a best-in-class environment for its users and will regenerate a brownfield site.

“At Downing, we take pride in creating vibrant and sustainable student communities that suit the wants and needs of students, together with their friends and families, and this scheme is set to be a prime example of this.”
