One of Scotland’s leading office parks has secured a new letting with broadband and mobile operator Virgin Media and O2 (VMO2) which will prompt the relocation of 350 employees.
Maxim Park, positioned adjacent to the M8 between Glasgow and Edinburgh, will become the new home of VMO2 in Spring 2025 following the signing last week of a new lease on 13,358 sq.ft of space at Maxim 4 with landlord Shelborn Asset Management.
In the coming months, a series of internal fit-out works will be delivered by Shelborn who acquired Maxim Park in 2018.
Maxim 4, will become Virgin Media and O2’s second major new office space since its merger in June 2021. The company is separately preparing to move teams into a new HQ in Paddington by the end of the year, and they also have other core office locations in Wythenshawe, Reading, Birmingham and Leeds.
The letting to VMO2 is the latest in a series of deal announcements by Shelborn Asset Management. In 2024, Maxim Park has also secured a 55,000 sq.ft letting to HBSC at Maxim 4, a 9,000 sq.ft letting to Barratt Developments at Maxim 7 and a 3,200 sq.ft letting to Doble Engineering at Maxim 8.
Commenting on the latest letting at Maxim Park, letting agent Colin Mackenzie, founder of MC2, said “2024 is proving to be a fantastic year for Maxim. The lettings are testament to the overriding quality of the park and its amenities, as well as our ability to fully accommodate the needs of modern occupiers.
“Maxim 4 is the second largest building on the park and two well-known corporate occupiers have both identified it as the optimum location for their businesses in a matter of months. There is further occupier interest and more lettings to be announced shortly.”
Patricia Cobian, VMO2’s Chief Financial Officer, said: “We identified a number of potential locations in our search for a new office in Lanarkshire and have secured our preferred choice, Maxim Park, which is already a thriving business community and the modern, spacious home to a number of the UK’s biggest companies.
“Located a very short distance from our current Bellshill office, and with excellent amenities and transport links, we are confident that Maxim Park will prove to be a popular choice with our employees who will now have a flexible space to work, collaborate and socialise together on their office days.
“As a flexible employer, Maxim Park is ideally sized to support our hybrid working policies and this long-term commitment is further proof of our exciting property plans which are helping us meet the current and future needs of our business and people.”
Since acquiring the 760,000 sq.ft office park, Shelborn Asset Management has welcomed a raft of new tenants including Muirhall Energy, LumiraDX, Aureum Diagnostics, TClarke, Linear Group and Sartorius.
Martin Spiers of CBRE who acted on behalf of VMO2, added: “We have been working with our client for an extended period to allow a full strategic review of their occupational needs in the Lanarkshire area. After a comprehensive review and search, Maxim Park was identified as the preferred option. The ability to accommodate the entire requirement on a single floor within one of the most prominent buildings at Maxim Park, as well as being adjacent the amenity hub were key factors in the decision-making process”
MC2 and CBRE acted for Shelborn and CBRE acted for Virgin Media O2.
