Central Birmingham office market take up figures for Quarter 3, 2024

The latest report was compiled for Birmingham Office Market Forum by Jonathan Carmalt, Director, Office Agency, JLL.

Office take up in quarter three, 2024 in the central Birmingham office market totalled 348,690 sq ft in 23 deals, according to figures compiled by Birmingham Office Market Forum.

When added to the 48 deals totalling 368,794 sq ft recorded in the first half, the year to date totals 717,484 sq ft in 71 deals.

The total take-up at this stage of the year is the highest encountered since 2015, when HSBC committed to their UK HQ in Birmingham.

The quarter includes two significant single building transactions in the education sector, meaning that the year-end outcome has already exceeded the 5 year average and will almost certainly also comfortably exceed the 10 year average.

Preceding figures as at Q3 comprise:

2023 462,719 sq ft, 72 deals
2022 482,352 sq ft, 83 deals
2021 496,237 sq ft, 63 deals
2020 480,412 sq ft, 37 deals
2019 675,172 sq ft, 90 deals
