Property developer NEAT Developments, and Royal London Mutual Insurance Society Limited, have submitted a planning application to Brent Council for a new stacked industrial development in Capitol Way, Colindale, NW9. The development is the second stacked industrial scheme by NEAT, following on from their large mixed use industrial and residential co-location scheme in Blackhorse Lane, Walthamstow, for which they gained consent last December.
The proposals will create a new 230,000 sq. ft industrial space over two storeys, representing a 125% reprovision over the former single-storey shed, and with a total gross development value of over £100 million. The new building is Institutional Grade and will be served by a ramp and lifts.
The new scheme has been worked through carefully with London Borough of Brent, and will be the second such stacked scheme in the borough.
In addition to the increased floorspace, the building will contain flexible unit sizes for a range of occupiers, creating up to 360 jobs on site plus 160 during construction. The plans are targeting BREEAM Excellent and EPC Rating A for the new industrial uses.
There will be Electric Vehicle Charging (including cycles) and secure cycle storage. The scheme will incorporate further sustainable credentials through greening and roof mounted PV panels, and a top-down approach to sustainable drainage through green and blue roof design.

Making much better use of available land space through multi-level industrial development is critical to London’s future, and follows trends seen elsewhere, particularly in the US, Canada and Japan.”
Subject to securing planning approval, construction works are expected to start in late 2025, with completion anticipated in summer 2027.
