Construction underway as former London police station to be transformed into new office scheme

Global Holdings Management Group, the international real estate and development company, has announced that work has begun on its refurbishment of the former police station on 16 Whitfield Street in London.

Under its new name of Whiskey Sierra, a tribute to its police station origins, the former Transport Police building near Tottenham Court Road will be transformed into 46,000 sq ft of grade A office space ideal for businesses searching for a new central London headquarters.

Designed by Hale Brown Architects and with Make One appointed as the contractor, the comprehensive refurbishment will include new facades, multiple terraces, cycle storage provision, first class commuter facilities, as well as an additional penthouse floor. Typical floor sizes will be 10,000 sq ft and will feature concrete ceilings with coffered bays and fabric rafts, with ceiling heights of up to 3.5m.

Whiskey Sierra, which is set to be completed in 2025, has been designed to achieve high sustainability credentials and will be targeting a BREEAM excellent rating as well as EPC A certification and a 5* NABERS rating. Meanwhile, design specialists Lore Studio have been instructed to carry out the interior design elements for the building to ensure it delivers a luxury, hospitality-led feel to potential occupiers.

Global Holdings Group acquired 16 Whitfield Street last year and follows the recent purchases of 1 Hanover Square and Eden House as the company continues its strategy of acquiring landmark central London buildings and transforming them into high-quality workspace aimed at leading occupiers.

Josh Lawrence, Chief Executive of Global Holdings Management Group UK, said: “We are very excited to start construction of Whiskey Sierra, where we are converting a former police station into high-end workspace with a lot of terraces. The building has a beautiful aspect on a quiet park and is just a few minutes from Tottenham Court Road’s Elizabeth line station.

“Working with our design partners, including Lore Studio—the creative team behind Sea Containers hotel in London and the Pulitzer hotel in Amsterdam—we are building something special that will feel like a boutique hotel. Exceptional design and generous amenities are core to everything we do, and a key benefit for tenants who want to enhance their brand and attract and retain talent.”

Bluebook and Savills have been appointed leasing agents for Whiskey Sierra, and Joe Fuller, Partner at Bluebook, added: “In a market where many schemes are being put on hold, Whiskey Sierra is a great example of an investor committing to their vision to create a truly special building with design at the fore. We’re all excited to formally launch the pre-let campaign and expect lots of attention from growing businesses looking for space that says something about them in a sub market that just gets better and better. Keep ‘em peeled for more updates.”
