A Bedfordshire-based specialist recruitment company has agreed a deal on new offices in Luton, leading commercial property consultancy Kirkby Diamond has announced.
The unnamed business is relocating to Mulberry House at Capability Green – one of the UK’s premier business parks – after agreeing a 10-year lease on 7,619 sq ft of first floor office space. Kirkby Diamond agreed an off-market deal and was sole agent on the property.
Joshua Parello, agency associate at Kirkby Diamond, acted on behalf of a private landlord in securing the new tenant. The new occupier is relocating from its existing offices at Capability Green to provide flexible space for staff now on a hybrid working scheme, said Joshua.
He added: “It is great to see Capability Green retain a blue-chip organisation at open market level rents.
“Kirkby Diamond was able to achieve a rent of £23.50 PSF which is a great result for our client. That figure is amongst the highest achieved since the downturn in the office market which came as a result of the COVID-19 pandemic.”
Mulberry House forms part of a development known as Parkland Square which comprises two detached Grade A office buildings completed in 2004. Current occupiers include Wates
Construction and the adjacent office building, Cedar House, is occupied by Marriott Hotel &
Resorts and Gate Gourmet.
The property is constructed in two wings around an attractive full height glazed reception atrium. The available accommodation comprises ground floor offices extending to approximately 7,930 sq ft.
The building has been designed to enable flexibility of occupation with three access points to the atrium from each floor allowing sub-division of the floor plates.
