Specialist real estate asset and investment manager, Catella APAM, has secured a significant lease agreement with the Brazilian Consulate at Caledonian Exchange, on behalf of Cape Town-based client, New Property Ventures.
Having purchased the building from BlackRock UK Property Fund in April 2023, Catella APAM is due to commence a comprehensive refurbishment on Caledonian Exchange, incorporating a new reception area and amenities space.
The Grade A office space in Edinburgh’s affluent West End area occupies a high-profile site clearly visible on the approach to the city centre and offers shower facilities, covered cycle racks and generous car parking.
The agreed lease, facilitated by EYCO, will see the Brazilian Consulate take over 7,000 sq ft of office space on the rear of the ground floor, leaving just the 2nd floor and the front of the ground floor vacant.

Boasting excellent natural daylight, the 2nd floor suite is currently undergoing a complete refurbishment, incorporating air conditioning, intercell raised access flooring and LED lighting, whilst the ground floor accommodates quality open plan working.
