Greenlight, a joint venture urban logistics platform between clients of Delancey Real Estate and Coltham, has agreed three new lettings at its Kings Heath asset in Birmingham, bringing the development to 50% let.
Headlam Group, GAP Plastics, and McDonald’s have all signed long-term leases at the 70,000 sq ft Greenlight Kings Heath, which comprises a 30,000 sq ft logistics/industrial facility, together with nine multi-use/trade units.
Flooring contractor Headlam will occupy Unit 2E, a 5,500 sq ft unit, meanwhile GAP Plastics has signed for Unit 1B, a 5,400 sq ft unit and McDonald’s will be operating a dark kitchen from Unit 2A, its new 5,500 sq ft facility. The three recent transactions follow the 7,298 sq ft and 5,503 sq ft lettings to Howdens and Screwfix, respectively, last year.
Located just five miles from the M42 motorway, the new occupiers at Greenlight Kings Heath will benefit from the scheme’s high sustainability credentials. Targeting BREEAM Excellent and an EPC A+ rating, these new units will help reduce energy costs for the occupiers and present opportunities on their journey to decarbonise.
This latest run of lettings follows practical completion of Greenlight Kings Heath in December 2023. The new industrial development includes a highly efficient thermal envelope, solar panels on each unit, roof lights, and electric vehicle charging infrastructure. It is situated just 20 minutes from Birmingham city centre and has fast rail connections thanks to its proximity to Yardley Wood railway station.
