Bristol and South Gloucestershire law firm Barcan+Kirby is relocating its central Bristol office to Prince Street after leasing a 3,599 sq ft office suite in Prince House being marketed by Alder King.
Prince House is a high quality, prominently located office building providing 18,261 sq ft of accommodation over five floors, together with secure ground floor car and bicycle parking. It was comprehensively refurbished by the landlord Rowe Estates to provide a range of quality features including comfort cooling, improved LED lighting, double glazed openable windows, and modern showers.
Barcan+Kirby signed a new 10 year lease off the quoting rent of £22.50 per sq ft, with a five year tenant break. Following this letting, Prince House is now 80% occupied with just one final suite available on the first floor.
Tom Dugay, partner at Alder King, said: “Prince House has benefited hugely from the refurbishment and provides good quality office accommodation in a desirable city centre location.”
Barcan+Kirby was formed in 2015 after a series of mergers between several smaller law firms and now provides quality legal services through its offices in Bristol city centre as well as Bedminster, Bishopston, Kingswood and Thornbury.
Jayne Rixon of Burston Cook, who acted for Barcan+Kirby, commented: “Moving from Queen Square to Prince House will allow the Barcan+Kirby team to operate from improved open plan space whilst remaining close to the many amenities on their doorstep.”
