Planners have given the go ahead for the development of a 55,000 sq ft warehouse in Ellesmere Port for Silvershaw Limited a company within the MCR Property Group.
Cheshire West and Chester Council approved the warehouse, which will sit in 3.34 acres of land and will include hard and soft landscaping, a service yard, parking for cars, motorcycles, cycles and trailers, as well as refuse storage areas.
The scheme, just a couple of miles away from Cheshire Oaks, is suitable for Class E(g)(ii)(iii) (research and development, light industrial); Class B2 (general industrial); or Class B8 (storage / distribution), with ancillary office element (Class E(g)(i)).
It will comprise a steel portal frame with 12m eaves height, six dock-level doors and drive-in doors, as well as 10% roof lights, and will be accessed via a new gated vehicular and pedestrian entrance off Chapterhouse Close.
Mark Diaper, director at Legat Owen, joint marketing agent with Sixteen Real Estate, said the building could be delivered within nine months of an occupier signing a contract for it.
