West Ranga Management have announced they have exchanged lease contracts with Micheldever Group for occupation of Connect-70, the state-of-the-art logistics development in Bellshill.
Micheldever will take a new 15-year lease once practical completion is reached in January 2024.
Established in 1972, Micheldever Group has grown to become the largest tyre wholesaler in the UK with a nationwide chain of independent fast fit and mechanical garages. Micheldever Group are part of Sumitomo Rubber Industries Inc, the world’s fifth largest tyre producer.
The Connect-70 development extends to 72,733 Sq ft on a site of 4.13 acres and has been designed with sustainability in mind with a target to achieve EPC A and BREEAM ‘Very Good’ ratings. The building benefits from a range of sustainable credentials such as EV charging points, 15% roof lights, roof mounted Photovoltaic system and Air Source Heat Pumps, so the building can be heated without the use of fossil fuels.
The design takes account of modern logistics operators’ requirements, with 12 metre eaves, 6 dock loading bays, 2 level access doors and first floor offices extending to 345 Sq m (3,714 Sq ft). Externally the site will accommodate a 50-metre-deep concrete surfaced yard with 16 trailer parking bays and ample space for turning in addition to 42 car parking spaces, including 8 EV charging and 3 disabled parking bays.

Due to this we made the decision to commission a brand-new warehouse – in Bellshill. Critically, as a new build it has allowed us to include the latest technology, permitting us to improve the efficiency of our logistics business as well as help deliver our corporate commitment to a 50% reduction in our carbon footprint by 2030 and 100% by 2050.”
