Commercial agents at Harris Lamb and Colliers have been instructed to secure occupiers for a new sustainable warehouse and trade unit development in Kings Heath.
Greenlight Kings Heath is a joint venture between real estate investment and asset manager, Delancey, and property development and investment company, Coltham, and is one of five UK sites being developed to deliver first-class mid-box logistics space.
Expected to reach practical completion in October, Greenlight Kings Heath, located off Warstock Road, will total 73,000 sq ft, comprising of a 30,000 sq ft warehouse and nine multi-use/trade units ranging in size from 3,583 sq ft to 7,167 sq ft.
Tom Morley, who is overseeing enquiries for the development, said: “Greenlight will offer first class warehousing and trade units with excellent sustainability credentials, strategically positioned near key UK transport links. We already have a number of the units under offer with interest rising and the units draw nearer to completion.
“A key goal of Greenlight is to lead the way in the transition to a lower carbon economy. Embodied carbon emissions resulting from construction will be minimised and refurbishment opportunities will be pursued where practicable. The development will target EPC A+ and BREEAM Outstanding credentials, with new schemes delivering net zero carbon in operation for the base build.
“The developers are also focussed on securing occupier engagement from Greenlight tenants to collaborate on maximising energy efficiency and minimising consumption, subsequently reducing energy costs, a proactive and market-leading approach,” he added.
The 30,000 sq ft opportunity, Unit 3, will have two dock and one level access door as well as a 35m secure yard, 9m eaves and 3,000 ft2 of CAT A office space.
Rents for the units are being quoted at £15 per sq ft for the smaller units and £12 per sq ft for Unit 3.
The joint venture has already acquired an additional four sites located in Redditch, Colnbrook, Milton Keynes and Reading. Combined, the five schemes will deliver more than 500,000 sq ft of first-class mid box logistics space over the next 18 months.
