The 65,000 sq ft building has been comprehensively refurbished, boasting BREEAM Very Good and EPC B as well as providing 14 EV charging points and extensive health club style shower and changing facilities. International streaming giant Roku is the first letting in the building, on the part first floor and second floor. Fidelity UK Real Estate Fund, a fund operated by Fidelity International, one of the UK’s largest investment managers, is the Landlord. Fletcher Morgan acted for the Landlord with JLL representing Roku.
The streaming giant will be the first tenant at Fusion Point One following a comprehensive refurbishment, with two and a half remaining floors to let from 6,000 sq ft to 37,869 sq ft. The building offering Grade A office accommodation for a tenant’s bespoke fit-out as well as fully fitted Landlord CAT A plus workspace for immediate plug and play occupation.
Roku being a new occupier entrant into Wales and the Cardiff office market were looking for a modern and sustainable office building in the centre of Cardiff. Fusion Point One, being only a few minutes’ walk from Cardiff Central railway station as well as the large efficient floor plates, extensive amenity provision and sustainable credentials, were the key influencing factors for Roku selecting the building.
Roku, Inc., founded in 2002, is a U.S. publicly traded company headquartered in San Jose, California. Roku manufactures a variety of TV streaming devices that allow customers toaccess their favourite entertainment on their televisions. The company also has the only operating system that was purpose-built for TV, Roku OS.
