Colliers in Bristol, alongside joint agents Knight Frank, has let 2,142 sq ft at PS21 leaving just 1,593 sq ft available at the centrally located office building.
On behalf of client Robert Hitchins Investment Properties Ltd, the prime space in Prince Street was let to Iken Business Ltd which has agreed a new five-year lease at a rent of £31 per sq ft.
The software company has taken the space on the first floor south wing of the building.
PS21 provides high-quality office space with shower facilities, car parking and cycle storage. Located in the heart of Bristol, the office is immediately adjacent to Queen Square and provides quick access to nearby parks, the Floating Harbour and local bars, shops and restaurants.
James Preece, director in the National Offices team at Colliers Bristol, comments: “The Bristol office market continues to be driven by lettings under 5,000 sq ft as appetite from local businesses remains strong. We are pleased to have secured Iken as the latest tenant at PS21. The fact there is only one suite remaining at the building is testament to the quality of its space, the central location and a proactive landlord.”
Emily Reid, finance and office manager at Iken said: “We are so thrilled to have secured office space in Bristol’s PS21 on Prince Street. As an agile software-house the building’s central location and excellent facilities suits our hybrid business requirements perfectly. At Iken, it’s important to us that we provide our teams with a bright, flexible and modern space so that they make the most of shared collaborative time in the office as a balance to concentrated remote working. We are excited to start this next stage of our growth from our new home at PS21.”
John Jones, Senior Asset and Development Manager at Robert Hitchins Ltd, welcomed Iken to PS21: “We’re extremely happy with the property and pleased to welcome another quality tenant,” he said. “The acquisition gave us a chance to create modern offices with a contemporary feel and excellent facilities in a great location close to Queen Square.”
Carter Jonas represented Iken.
