A landmark offices building in the heart of Southampton’s business district has called full house.
Pace Recruitment Services signed a five-year lease on the 1,879 sq ft ground floor east suite at five-storey Ocean House in Commercial Road, near the Mayflower Theatre.
Property consultancy Vail Williams represented Fidelity UK Real Estate Fund as sole agents in the transaction, with the letting equivalent to just over £23 a sq ft on a five-year lease.
There are three other occupiers at Oceana House, which has a full height glazed atrium and has undergone a high-quality refurbishment including showers and lockers for cycling commuters.
They are the anchor tenants transatlantic law firm Womble Bond Dickinson, AVASK Accounting and Handelsbanken.
Matt Cureton, a Vail Williams surveyor covering Hampshire, said: “We can call full house on Oceana House, which provides in-demand quality workspace for the staff of four companies in the heart of the city’s business district and just a short walk from the mainline railway station and retail and leisure destinations.
“An interesting aspect of the latest lease signing is the landlord’s emphasis on a green clause, which is likely to become far more prevalent in commercial lettings across the board.
“In this case, the fit-out has been done to help with energy efficiency and the landlord and occupier will liaise over energy, water and waste-saving measures through usage monitoring and data.”
Penningtons Manches Cooper, solicitors, acted for Fidelity UK Real Estate Fund and Moore Barlow for Pace Recruitment Services.
