A Leicestershire IT firm has become the first resident of a converted 65,000 sq ft warehouse in Shepshed, formally occupied by Illuma Lighting, the premises are being transformed into four self-contained units by Mather Jamie.
The commercial property specialist has overseen the sale of a 15,000 sq ft office and warehouse at Illuma House, on Gelders Hall Road, to Trojan Solutions.
Alex Reid of Mather Jamie comments: “The building was acquired on behalf of a client and to divide the existing space into four self-contained premises, which enabled part of the property to be developed for their own business and provided 3 further units.
“Prior to marketing, the 65,000 sq ft space is in the process of separation into four office/warehouse units ranging in size from 10,154 sq ft to 27,891 sq ft. The warehouse was in need of refurbishment and the new split provides an excellent specification ensuring companies can tailor the space to suit the needs of their business.
“The sale to Trojan Solutions is the first to be completed on the site at Illuma House.
“One of Illuma House’s main selling points is the superb access it provides for the M1 via Junction 23, which is just one mile away.
“Interest has been high in the remaining units, with a second now under offer and work on the remaining units expected to be completed soon.”
The move will allow Trojan Solutions to support company growth and allow for future expansion.
Andy Coughlan, Director at Trojan Solutions, comments: “Previously we were leasing two units located close to Kegworth, but we had desperately outgrown the space.
“Our main aim in finding new premises was to create one central location that was ideal for all of our staff and suitable for clients, so we were looking within a 10 mile radius of our existing site.
“Illuma House offered by far the best location in terms of transport links as it is so close to Junction 23 of the M1.
“One of the main selling points was being able to build the premises to our own specification internally, which I believe is far better than adapting to another company’s space.
“We were given the opportunity to work with the developer to ensure the space was built with the needs of our business in mind and took on the design process ourselves, putting forward plans to the architect and even visiting the site to view the progression.
“We were also able to make changes to the design during the process and that flexibility really suited us.
“Mather Jamie helped us through the transition process smoothly and allowed us to avoid any integration issues.
“As a result of this move we will be able to undergo further expansion in the future and potentially create more jobs during 2013.”
Unit One at 27,891 sq ft and Unit Four at 10,154 sq ft, both benefitting from premises over two floors, are currently available at Illuma House.
