Following the completion of an extensive refurbishment, Building 3A at Cornbrash Park, Chippenham, has been acquired by a private owner-occupier.
The two-storey office building at Cornbrash Park, at Bumpers Farm, on the western fringes of the town centre adjacent to the A350, has recently undergone an extensive upgrade by owners Craigard.
Real estate advisers Avison Young and Whitmarsh Lockhart secured the long leasehold disposal of the c.1,360 sq ft unit on behalf of Craigard to the private business owner.
The only units currently available at the Park are five further refurbished offices able to accommodate a range of requirements ranging from c.1,330 sq ft to c.8,274 sq ft. Each has a number of designated parking spaces included.
Craigard purchased Cornbrash Park in 2019, with a commitment to invest significantly in this thriving working environment, with offices benefitting from new energy efficient heating and cooling systems, suspended ceilings with new inset LED lighting, new carpeting and high-quality fixtures and fittings throughout, together with new WC and shower facilities.
David Foster, Director of Craigard says: “With a range of well specified units now available following a significant refurbishment, we’re looking forward to growing the community at this attractive development and offering occupiers the chance to own their office premises, since all the remaining units are available to either lease or purchase.”
Paul Williams, Director at Avison Young, says, “Our clients Craigard have recognised the opportunity to create a high standard of office accommodation at Cornbrash Park, and have invested in a refurbishment programme to meet the needs of today’s occupiers. As a result, the Park is well placed to deliver the quality of accommodation businesses are seeking as they embrace hybrid working.”
The remaining five self-contained units at Cornbrash Park are fully refurbished and immediately available for occupation, and any of the units can be amalgamated if required allowing for the greatest flexibility to suit different size requirements.
Miles Cross at Whitmarsh Lockhart adds, “As well as leasing, Cornbrash Park provides an opportunity for occupiers to buy their own self-contained unit in an accessible location in easy reach of both Chippenham town centre and the A350 / M4 corridors.”
