Fast-growing construction group ProBuild360 Ltd has acquired a site in Aston, Birmingham, where it will be delivering much needed industrial space.
Acting on behalf of a private property company, commercial property agents Siddall Jones have completed the sale of Aston Brook Street East to ProBuild360 Ltd.
The site, comprising 0.42 acres, secured planning permission in October 2021 for the demolition of existing buildings and construction of two commercial buildings to provide seven new commercial units totalling 8,040 sq ft.
Edward Siddall-Jones, managing director of Siddall Jones, said: “ Despite the headwinds facing the commercial property market, the industrial sector still remains buoyant with purchasers competing to secure the best locations for their business.
“This site is well positioned adjacent to the A38(M), and just outside of the Clean Air Zone, making it an ideal base for potential trade counter or last mile logistics.
“We look forward to working with ProBuild360 Ltd in bringing forward the scheme and securing tenants on their behalf.
Established in 2011, ProBuild360 Ltd is based nearby at 1 Phoenix Business Park in Avenue Road, Birmingham, and now has a 200-strong team.
The construction, design and build specialists have mainly concentrated on residential projects in the firm’s first 11 years but decided to invest in an industrial project to broaden the company’s asset base.
The site is in a prominent position fronting Aston Road (A5127) at its junction with Aston Brook Street East and adjacent to the flyover linking with Dartmouth Circus and the A38(M) Aston Expressway.
Ed Siddall-Jones added: “This convenient location provides excellent communication links with Dartmouth Circus, the A38(M) and the inner ring road. Birmingham city centre is less than two miles from the property with Junction 6 of the M6 Motorway being only 2.5 miles to the north.”
Bahram Parinchy, joint managing director of ProBuild360 Ltd, said: “This is an attractive investment opportunity for us as the site comes with planning permission already in place.
“We liked the fact that the site was close to our existing head office and gives us the potential for future flexibility as we continue to grow our business.”
He said that completion of the seven new industrial units was scheduled for the third quarter of 2023.
Siddall Jones are letting agents for the site and Mr Siddall-Jones said they anticipated strong demand for the new units in such a good location. Details are available on 0121 638 0500.
Claire Cooper of law firm Sidney Mitchell acted for ProBuild360 Ltd, and the vendor was represented by Shannon Smith of Gateley Legal.
