Property developer HBD has secured planning permission for a new 72,000 sq. ft. urban logistics scheme in Welwyn Garden City after acquiring the 3-acre brownfield site in a £6.2m deal.
The new development, Tritium, will comprise three Grade A units of 39,876 sq. ft., 17,976 sq. ft. and 13,396 sq. ft. and benefits from excellent sustainability credentials.
HBD is targeting a BREEAM rating of ‘Excellent’ for Tritium, along with an EPC A Rating, incorporating a range of energy-efficiency measures including solar PV panels, coupled with clever design features to maximise natural light and reduce energy consumption.
Simon Quine, Senior Development Surveyor at HBD, said: “Tritium offers best in class industrial and logistics space with superb environmental credentials – sustainability is a major factor for both occupiers and investors, many of which now have stringent ESG expectations to meet.”
He continued: “Tritium is also very well-located and within an established industrial estate so we anticipate continued strong interest in the scheme – particularly given the ongoing shortage of industrial stock coming forward in the South East. One unit is already under offer.”
Situated on Tewin Road, Tritium sits within the well-established Mundells industrial area of Welwyn Garden City. The town centre and train station can be reached easily on foot from the scheme and is also close to J4 of the A1(M), providing easy access to the national motorway network.
Work will begin on site later this year, with completion expected in Q4 2023.
