Commercial property consultancy Hartnell Taylor Cook has announced a successful string of deals in the Bristol office market at landmark Topland Group-owned commercial asset, Whitefriars.
Whitefriars has welcomed five new tenants over the summer with Edward Drummond & Co Ltd, Village Design & Creative Marketing Ltd, Mr B & Friends Creative Ltd, Capio Recruitment Ltd and Ernest Gordon Recruitment Ltd taking a combined 15,328 sq ft.
Situated at Cabot Circus, Whitefriars benefits from being a short walk from Bristol’s retail, food and drink offering. The development features an on-site gym alongside a resident’s café, conference rooms, electric vehicle charging points, and cycle storage. The building has also extended its offering to include exposed services and plug and play options to enable a seamless transition for its occupiers from home to office.
Over the past year, the Bristol market has witnessed some of the highest take-up of office space outside of London as companies flock to the city to find high-quality sustainable workspace. In Q1, take-up in the city exceeded the five-year average by 62% and the summer has seen this trend continue as appetite for Grade A office space remains strong.
With only two suites in the entire 140,000 sq. ft building now unoccupied, Hartnell Taylor Cook, JLL and Burston Cook are now marketing the final available office suites totalling 3,044 sq. ft and 4,949 sq. ft.
Commenting on the news, Steve Pope, Group Director of Property and Asset Management at Topland Group, said:
“While many investors were quick to pause activity in the commercial market over the pandemic, we remained proactive in securing high quality assets like Whitefriars which have become increasingly popular as businesses return to urban centres. Whitefriars’ competitive pricing and outstanding amenities has made it an outstanding choice for companies looking to develop or lay down roots in the West Country.
“We have plans to deploy £200m before the end of 2022 through competitive funding solutions across the capital stack against all real estate asset classes.”
Lizzie Boswell, Senior Surveyor at Hartnell Taylor Cook, also commented:
“It’s fantastic to see the market looking so healthy, with the majority of office take up in Bristol being Grade A. Whitefriars has seen a stellar set of deals this summer and Hartnell Taylor Cook are proud of their creativity in letting a variety of spaces, enabling the building to welcome all types of companies and suit flexible working schedules.”
