The Boutique Workplace Company has signed a new management agreement on 124 Wigmore St. Sitting alongside its existing freehold 128 Wigmore St, the property move means the company will now offer 10,000 sq ft of office space to SMEs in the Marylebone location.
This will be the fourth property the flexible workspace provider has secured and opened in 2022, with two management agreements and two leases, which adds just under 50,000 square footage onto the existing collection which now totals square footage of c.315,000 sqft across 34 locations. This includes 102 Colmore Row which opened in January 2022, 73 Watling Street which opened in the City of London this March and most recently The Rutherford which opened in April.
Glinsman Weller acted for The Boutique Workplace Company and Cummings Commercial acted for the landlord, which is Salaft Properties Limited.
124 Wigmore Street is designed to offer:
- A completely dog-friendly environment
- 24-hour access
- A heritage building with high ceilings, period features and excellent natural light throughout
- Outdoor space
- 13 offices named after famous Marylebone residents, including Jimi Hendrix and John Lennon
- Virtual offices available and meeting rooms available at sister workplace – 128 Wigmore Street
- Easy to reach with Bond Street and Marble Arch Underground Stations within a few minutes’ walking distance. Bond Street is on the new Crossrail Line (the Elizabeth Line)
Acting on behalf of Boutique, Paul Glinsman of Glinsman Weller, comments; “It’s fantastic to be able to find Boutique an additional property almost next door to their current freehold at 128 Wigmore Street, in turn allowing them to almost double their square footage in the Marylebone market. This is another brilliant example of landlords investing in properties in order to appeal to the flexible workspace market.”
As well as enjoying the building’s amenities, residents will be able to access 15 of The Boutique Workplace Company’s membership lounge locations within their collection of 34 flexible workspaces and over 50 meeting rooms across the capital.
Dan Wheble, CEO at The Boutique Workplace Company, adds, “The demand for workspace in the West End, Mayfair and Marylebone has remained stable throughout covid and post-covid so we are so pleased to be able to offer a new solution for occupiers which can be delivered quickly due to the landlord fitting out the space prior. This workplace is ideal for SMEs seeking a more professional space and leased presence but with the flexible terms.”
The Boutique Workplace Company now operates 34 workplaces across London, Wimbledon, Kingston-upon-Thames and South Oxfordshire and Birmingham.
