The third floor of 10 Temple Street in Birmingham’s Colmore Business District has been let to Maximus.
The building offers comprehensively refurbished office space, presenting 21st century Grade A accommodation in one of the best locations in Birmingham – strategically situated between Birmingham’s Colmore Business District, New Street Station and the retail heart of the city.
Temple Street has become one of the city’s most energetic streets with a range of commercial, leisure and retail offers.
The 5,000 sq ft deal underlines the city’s latest commercial lettings figures, which topped 656,735 in 2021 and recorded 175,261 sq ft of lettings in the first quarter of 2022. These figures mark a significant and sustained bounce back from the effects of the Covid pandemic.
Maximus is one of the largest providers of employment, health and disability support programmes in the country, operating from 270 locations across the UK with more than 4,500 staff.
Maximus specialises in helping people in challenging times and supports thousands of people across the UK every day, helping people get jobs, access support and remain healthy and successful in the workplace.
Hannah Voogd of JLL, which represented the building’s landlord, Freshwater, said: ‘Birmingham has a shortage of quality office space available at competitive rents. While there is upcoming Grade A stock under development, there is also need for smaller space and floorplates that can fulfil a wider range of occupiers needs.
‘Having a new occupier of the quality of Maximus underlines the success of 10 Temple Street and its unbeatable position in the heart of the city, less than 5 minutes from New Street station and Grand Central.’
The refurbishment of the building by owner Freshwater Group resulted in the creation of 35,707 sq ft of much-needed Grade A office accommodation, spread over seven floors. Just two and a half floors now remain, catering for occupiers seeking between 2,500 and 10,000 sq ft.
Spokesperson for Maximus said: ‘This move to a new home in the very centre of Birmingham underlines our growth in the city and need for a high specification office with easy access for our staff and clients as well as seamless public transport connections.’
10 Temple Street is midway between the city’s Colmore Business District, New Street Station and Grand Central shopping centre. Temple Street and the immediate area is home to an eclectic mix of independent café-bars, restaurants, retailers and commercial space.
Andrew Thomson, of Freshwater Group, said: ‘This is another major letting that underlines our investment in a building that truly offers the right space in the right place, and we warmly welcome Maximus and their team to 10 Temple Street.’
10 Temple Street is jointly marketed by JLL and KWB.
