Development of phase II of industrial units at Adanac North, Southampton, is taking shape with construction underway.
Adanac North is the first new high-quality light industrial and office development in the area to be built in a decade. The first phase of 32 leasehold units at the site in Adanac Drive, next to Ordnance Survey, are fully let. Phase II comprises 10 units which range in size individually from 5,834 sq ft to 21,980 sq ft, providing a range of units suitable for a variety of medium sized occupiers.
Lauren Udall of Keygrove confirms “Phase 2 Adanac North is really exciting. This is one of the best locations in the region, being at the gateway to Southampton at Junction 1 of the M271 at Nursling between the city centre, docks and the M27. The industrial market is strong and together with our joint letting agents Lambert Smith Hampton we successfully let the entire 200,000 sq ft first phase of Adanac North, Nursling during the pandemic. Construction of Phase 2 has commenced providing new buildings of 5,834 – 21,980 sq ft. We expect strong demand as we already have unit H2 under offer.”
Dan Rawlings of Lambert Smith Hampton adds “The strength of the South Coast economy and success of phase I awarded confidence for Oceanic Estates to press on with phase II, offering much needed supply to a market where we are at less than 12 months supply. We also have additional land available in Phase 3 for specialist design & build buildings if customers want us to build something bespoke to their own particular requirements, with sizes ranging from 40,000 to 170,000 sq ft.”
