Goodman has broken ground on a 124,038 sq ft high-specification industrial and logistics facility in East Horndon, Brentwood.
Located just three miles from Junction 29 of the M25, Goodman’s London Brentwood Commercial Park will deliver a new business and employment space, set to boost economic growth in the Borough. With a population of 11.7 million people accessible within a one-hour drivetime and a diverse economy providing circa 40,000 jobs, Brentwood is an attractive location for businesses seeking strong connectivity to consumers and a skilled available workforce spanning the engineering, e-commerce, advanced manufacturing and distribution sectors.
From fast access to London and the South East via the M25 and A12, and the wider UK via the M1, A1(M), M11 and M2, to fast airport and port links, the area is already home to well-known firms including DHL, Great Bear Distribution and DB Schenker, as well as Ford’s Dunton Campus.
Forming the first phase of development, Unit 1 will provide 124,038 sq ft of high-specification warehousing facilities, including 14,695 sq ft of modern office space.
George Glennie, Development Director at Goodman, said:
“With a lack of supply across London and the South East, our investment in London Brentwood Commercial Park reflects customers’ rising demand for strategically-located space.
“Designed to offer flexibility and support operational efficiency, the high-specification and sustainable facilities will not only help our customers reach large consumer populations but meet their workforce and employment needs.”
The vision for the site is to deliver an attractive, people-focused environment. Landscaping, high-quality design and staff welfare facilities are expected to attract customers from a variety of sectors, complementing Brentwood Borough Council’s ongoing activity to drive investment in the area.
This approach extends to the sustainable features of the park. Designed to a BREEAM ‘Excellent’ specification, Unit 1 will feature a full rooftop solar PV system of 827kW alongside rainwater harvesting, infrastructure for electric vehicle fleets and smart metering, helping customers to reduce energy use and meet their own sustainability objectives. The facility will also be set within a carefully landscaped environment to promote the health and wellbeing of employees while boosting local biodiversity.
Paul Stephens, Managing Director at Readie, commented:
“We are excited to have broken ground on this high-specification industrial and logistics facility for Goodman. This project further strengthens our already excellent working relationship and aligns with our shared commitment to delivering quality, future-ready warehouses, ensuring sustainable solutions for Goodman’s customers.”
Unit 1 will be available for occupation from September 2022, with a second phase of development offering build-to-suit opportunities from 30,000 to 125,000 sq ft.
