Leading commercial property consultancy, Hartnell Taylor Cook, has launched the largest office building to come to the market this year in Bristol. Beautifully created from a mixture of listed retained facades and modern elevations, 10 Victoria Street boasts 47,500 sq. ft. of the highest quality office space.
Based in the heart of the business district, the Northwood-owned building has kept sustainability and technology at the core of its design and operation, with the building achieving Platinum accreditation for both Wiredscore and Cycle Score. The building now features a stunning new entrance and a terrace on the 4th floor and has been designed to meet demand for post-pandemic travel with 76 bike racks, a new tenant shower and changing facility, as well as 11 car spaces with EV charging points.
The completion of 10 Victoria builds upon the momentum witnessed in the Bristol office market at the end of last year, with thirty-one deals completed in Q4 and the market surpassing its five-year average. As more stock comes to market in the months ahead, the launching of 10 Victoria Street is set to mark an exciting period of growth in the market.
The building was designed by GPAD Architects, and the contractor was Estilo. The design enables individual large floor lettings from 11,500 sq. ft. whilst also providing tenants the opportunity of acquiring smaller units on the ground floor from 2,300 sq. ft. where the landlord will undertake the fit out for the tenant if required.
CSquared and Hartnell Taylor Cook are the appointed agents at 10 Victoria Street, and Graphicks are the creative agency.
Commenting on the news, Chris Grazier, Office Agency Partner at Hartnell Taylor Cook, said:
“It’s great to start the year off with the completion of such an impressive office building, especially following an exciting end to last year in the Bristol office market. The trend towards high quality, Grade A office space continues to gain momentum with Bristol quickly becoming a hotspot for spaces that accommodate businesses post-pandemic demands and 10 Victoria Street is the perfect example of this.”
Nick Turner, Director at Northwood Investors, said:
“10 Victoria Street provides characterful accommodation yet with large open plan modern floors, providing the highest specification and amenity for occupiers. The space has been well timed to hit the market as occupiers begin to implement their post COVID occupational strategies”.
Charles Bettes, managing director of GPAD, said:
“Northwood wanted to reposition the building and create high quality office space; introducing a welcoming design focused arrival experience and top quality commuter facilities. The main reception was relocated with access through what was once an entrance in one of the listed buildings that make up the site. Whilst clearly contemporary the design drew on the history of the site, selecting materials that are robust, but warm and full of natural character.”
Andrew Moore, managing director of Estilo Interiors, said:
“As well as undertaking the facade improvements and the 47,000 sq ft internal fit-out works, Estilo worked with Northwood to secure the Wired Score, Cycling Score and Smart Spaces accreditations. Post pandemic, health, wellbeing and digital connectivity are fundamental to occupiers and their staff and consequently this is an integral part of delivering this new office space.”
