Interchange, one of the Colmore Business District’s most recognisable locations, is celebrating two new lettings on the back of a major renovation.
The commercial office building, located on the corner of Edmund Street and Livery Street in the heart of Birmingham, now boasts a striking new double height entrance, a modern new reception area and remodelled floorplates including a bespoke, ready to occupy suite on the first floor.
The work to bring the building up to date has taken place throughout 2021 on behalf of landlord abrdn and two prominent lettings have now been made on the back of those improvements.
A 4,826 sq ft suite on the fourth floor has been let to Wates Construction and 8,748 sq ft of space on the sixth floor has been let to a major international recruitment firm.
Interchange offers the possibility of bespoke, fully fitted workspace across floorplates of up to 10,000 sq ft, in a flexible building designed to meet the modern needs of a range of businesses and organisations.
As well as the enhanced entrance and exterior, occupiers also benefit from three passenger lifts and a range of onsite wellbeing facilities including; new showers, gym quality changing and storage facilities, bike parking, a cycle repair hub and 24 hour security. In line with abrdn’s standard approach, ESG has been at the heart of the refurbishment works and the building will also offer four EV charging points with additional spaces to follow.
All of this is combined with an unbeatable location in the heart of the city with easy access to a range of public transport connections as well as retail and leisure opportunities. The building sits directly opposite Snow Hill station and is just a two minute walk from the Colmore Row bus interchange and the Bull Street tram stop. New Street station and Grand Central are also within easy walking distance.
Andrew Riach, of agents JLL, said: ‘Interchange has evolved into a well-equipped, modern space with all of the amenities occupiers and their staff are looking for in today’s market. Located in the heart of the Colmore Business District, Interchange offers the complete package for discerning occupiers looking to combine an unbeatable location with wellness and amenity facilities that staff will appreciate.’
Stephen Walker, Deputy Head of UK Asset Management at abrdn, said: ‘To have secured two new lettings so quickly after completion of the refurbishment shows the wide appeal of Interchange to occupiers looking for attractive, sustainable, amenity-led space in the centre of Birmingham. These lettings are also a vote of confidence in the traditional commercial heart of the city with its unbeatable transport connections and wide range of leisure options right on the doorstep. We’re delighted to welcome both new occupiers to the building.’
John Carlin, Regional Director, Wates Construction Midlands, said: ‘Interchange offers the complete package: a perfect location for connections across the city and further afield, on the doorstep of the city’s best restaurants and shops and in the heart of the established Colmore Business District. Above all else, our people are thrilled by the quality of the newly refurbished space and the amenities available to them.’
