A food wholesaler is the latest occupier at a Birmingham industrial estate, having taken on a 58,000 sq ft warehouse as a national distribution centre.
Unit 1 Tyseley Park has been snapped up by Romanian food supplier Marion Trading on a three-year term and prior to a change in ownership with the new landlord now close to disposing of the last unit on the Estate, being a 165,000sqft warehouse.
The 58,262 sqft Unit 1, located off Wharfdale Road, ticked all the boxes for the business, combining a 6.8m eaves height and a secure loading yard with excellent transport links, courtesy of its central location, positioned four miles from both the City Centre and Birmingham Airport and within six miles of both the M6 and the M42. The property also included integral offices, a canteen and a reception area.
Neil Slade of Harris Lamb’s Commercial Agency team, who oversaw the letting, said: “We continue to be inundated with enquiries around industrial property throughout the West Midlands and terms were very quickly agreed on this distribution hub at the centre of the UK motorway network.
“Throughout the pandemic, we have found that the few available warehouses within the area have been quickly taken up by retailers requiring extensive space to fulfil their online operations, something that has not abated with the reopening of non-essential retail and distribution firms seeking convenient national access links.
“At over 55,000sqft, this was the last remaining unit of its type at the site. With industrial stock further diminishing by the week, our Agency team is working closely with landlords and developers to identify opportunities to deliver more warehousing across the Midlands in order to keep pace with demand,” he added.
