Livingston Trade Park is set to welcome its first two tenants, with the news that City Plumbing and consumer goods company IOC Anabtawi UK are moving to newly-built facility on Houstoun Road, within the established Houstoun Industrial Estate.
Developed by Chancerygate, the Park was acquired by Northwood Investors earlier this year, as part of a portfolio of 11 estates. The flexible industrial and warehouse units have been finished to a shell specification, which enables occupiers to undertake their own fit out to suit their specific occupational needs.
Featuring a total of eight units, City Plumbing will occupy Unit 27 (5,103 sq ft), with IOC Anabtawi moving into Unit 25 (3,638 sq ft). The remaining six units range from 3,582 to 10,282 sq ft, with a quoting rent of £9 sq ft.
Lewis Pentland, director of Industrial and Logistics with Colliers and joint agent, said: “This is a very attractive scheme, given its central location and proximity to Scotland’s road, rail and air infrastructure. Importantly, is has been developed with sustainability in mind, with a series of measures, including low air permeability design, extensive natural lighting roof lights high performance insulated cladding and roof materials, contributing to an EPC rating of C.”
The scheme has been designed to achieve a reduction of an 18.8% in CO2 emissions over 2013 Buildings Regulations, which will help reduce tenants’ occupation costs.
Michael O’Garro, regional surveyor, City Plumbing, continued: “Our branch network is one of the largest in the United Kingdom with over 350 branches. It’s important to us to continually improve and grow our reach, so that we can always offer our customers outstanding levels of ease and convenience. Houstoun Industrial Estate is ideally located and the move to the new unit at Livingston Trade Park means we can continue to support our customers and give our branch colleagues a modern and comfortable working environment.”
Joint agent, Rhys Davies of Jones Lang LaSalle, concluded: “The Park offers the flexibility sought by many tenants, with significant eaves heights of eight metres and scope to add mezzanine space. It also offers 100% business rates relief for the first year, as part of the Business Growth Acceleration Relief Scheme.”
