Royal London Asset Management (RLAM) and Lamron Estates have announced a major letting at Space, their landmark 85,700 sq ft office development in the centre of Woking, to ID Business Solutions Limited.
ID Business Solutions Limited, who will move from Guildford on completion of their fit out in January 2022, have acquired the entire 6th & 7th floors totalling 19,490 sq ft at a headline rent of £37 per sq ft, which represents a new rent for Woking. They will join Astellas Pharma who acquired the 2nd floor on completion of the development and moved from Chertsey.
Ed Smith, Senior Director at BNP Paribas Real Estate, who lead negotiations on behalf of RLAM and Lamron Estates commented “It is great to see another occupier recognise the benefits of relocating their business to central Woking, which has undergone a significant regeneration over recent years and has exceptional rail links to London and beyond. Space, which was developed speculatively by RLAM forms a very important piece of this transformation and we look forward to announcing further lettings shortly.”
Philippa Lambert of RLAM commented, “SPACE is the latest delivery in RLAM’s development pipeline of offices and aligns to our key pillars of Sustainability, Health and Wellbeing, providing exemplar environments for our occupiers. Space has achieved an EPC rating of A, BREEAM “Excellent” and a Fitwel 2 star certification and it is this coupled with the overall building’s market leading amenities and efficient floor plates that attracted ID Business Solutions to Space”.
Space now benefits from a ground floor double height amenity lounge with a café, meeting rooms breakout areas and studio space for exercise classes and events. At first floor level Space+ provides a ready-made office solution for smaller occupiers with 3 suites available from 3,140 sq ft. Conventional space is available over 3 contiguous floors from 12,600 sq ft to 37,824 sq ft on the 3rd to 5th floors.
Royal London Asset Management and Lamron Estates were represented by BNP Paribas Real Estate, CBRE and Hurst Warne whilst ID Business Solutions were represented by CBRE.
