IV Real Estate has agreed a deal with Huboo to take all the remaining space at its refurbished Gilbert House on Corn Street in Bristol. Already located at IV Real Estate’s 41 Corn Street next door, Huboo has recently raised £60 million and grown rapidly from one initial warehouse in Bristol to becoming the leading e-commerce fulfillment provider in Europe.
Huboo has signed a 10-year lease on 9,164 sq ft (866.5 sq m) spread across the upper 5 floors of Gilbert House on terms that are co terminus with 41 Corn Street.

Gilbert House provides boutique, state-of-the-art office accommodation over five floors, within one of the city’s most elegant historic buildings. Built in 1933 by renowned architect Sir Giles Gilbert Scott, it has been extensively refurbished to include new air conditioning, windows, a communal roof terrace, bike and shower facilities and an attractive courtyard.
Huboo was founded by Martin Bysh and Paul Dodd in 2017 and now has customers ranging from small direct-to-consumer merchants to larger e-commerce brands. The company resolves critical challenges in their order fulfillment process, from warehousing and inventory management to order logistics and shipping.
