Harris Lamb’s Property Management team has been appointed to oversee the day-to-day running of a newly refurbished office building within Birmingham’s Colmore Business District.
The team has been instructed by AHWL to take on the management of 120 Colmore Row, one of the business’ commercial property investments, as the city prepares itself for the return of office working.
Shirley Greenlees, Director, said: “With the last year having seen office properties largely empty as direct a result of the Pandemic, there is a growing appetite for a return to the city now that restrictions have eased.
“AHWL has recognised that desire and has invested £400,000 in a superb refurbishment of this Grade II listed property to attract occupiers to the city’s premier business district, and we are delighted to have been appointed as managing agents for the building.
“We will be working closely with the letting agents, JLL, as occupiers are secured for the 13,136 sq. ft. Grade II listed building, taking responsibility for all aspects of landlord and tenant liaison, lease management, and service charge administration, as well as overseeing the maintenance at the property to ensure it retains the high specification of its recent overhaul,” she said.
“One of the most crucial areas for all managing agents now that restrictions have eased, is to ensure statutory health and safety compliance throughout all multi-occupied buildings, especially as most buildings will have been underutilised over the last 17 months. Understandably, the importance of this has heightened significantly as a result of Covid-19 and we will be vigilant in ensuring the relevant protocols are in place and kept under review, in order to keep occupiers safe and confident of their return to the Second City.”
