The Huntingdon office of Eddisons has confirmed that over half of the warehouse units in the second phase of the Great North Road Business Park, known as Axus Park – a brand new development of light industrial units adjacent to the A1 in Biggleswade, Bedfordshire, are either let or sold.
The twelve units of the second phase were released earlier this year (2021) following the success of the first phase of the business park where all the units are fully occupied.
This summer, with seven units already sold or let in Axus Park, the first occupiers moving into the new-build units, and another also under offer Eddison reports that there is strong interest in the remaining 5 units from a variety of occupiers.
Phase 2 has twelve units ranging in size from 2,280 sq ft to 5,060 sq ft (212 sq m to 470 sq m). The units arranged across two terraces of mid-sized workshop/storage units and two large distribution sheds and are centred around a central fenced and gated estate road.
All units have allocated parking spaces in ratios proportional to the unit size.
Great North Business Park is in the Upper Caldecote area of Biggleswade. It is adjacent to the A1, to which a new access road has been constructed as part of the development’s plans.
The development is on part of the Woodlands Nursery. It has good regional road connections west to Bedford, Milton Keynes and the M1, in addition to onward A1 connections north and south.
According to Stephen Power, Director, Eddisons, who is leading the marketing of Great North Business Park from the agent’s Huntingdon office, the development has attracted a range of industrial occupiers.
He said, “The units have attracted occupiers looking to capitalise on the development’s prime location and quality new-build units in an industrial market which continues apace as we enter the second half of the year.”
