The whole of Westgate House, 9 Holborn, comprising of circa 20,000 sq. ft. over ground to fifth floors is the subject of a leasehold agreement (15 years/undisclosed amount) signed with flexible office provider CREO, advised by Will Kinnear of HEWN.
CREO is owned by Corina and Matthew Davies who have over 40 years’ combined experience in the sector. They are also the former owners of The Space, which they sold in 2019. Following a break, Corina and Matthew have launched CREO and plan a £1million fit out of the building including full strip out and a planned layout with new kitchens, toilets, private offices, and breakout space. There are also aspirations for a new roof terrace and bike storage; along with the needs for a flexible, exciting workplace destination with a contemporary interior design style.
Will Kinnear, Director at HEWN comments: “This deal represents confidence in the London commercial property market. It is also great to see the Matt and Corina back in the flexible workspace market, they provide a quality product for users and have long been visionaries in the sector. The flexible workspace sector is rapidly seeing growth over the last few months, but the key is having the right product in the right location and CREO is exactly what is needed.”
Matthew Davies, Co-owner of CREO comments, “We are very excited to be back in the flexible office market. CREO, meaning to create in Latin, is our new company but our principles remain the same. We are about creating spaces people want to work, build their business, establish a culture and environment that cannot be done from home. Chancery Lane is superb location, with a diverse range of businesses from legal to finance, management consulting through to communications. We’re delighted about this deal and look forward to turning the building around and welcoming clients to our space.”
