The Marshgate Group has announced that terms for the pre-let of a new 136,600 sq ft manufacturing and distribution centre at Horizon 120, have been exchanged with British Off Site, a wholly owned subsidiary of Weston Group.
A 65-acre business park, Horizon 120 will support up to 750,000 sq ft of light industrial space, aimed at high-tech engineering and manufacturing, as well as logistics and retail distribution companies. The new Enterprise Centre/Hub, currently under construction, will include on-site facilities such as a shared meeting space, café, retail and childcare provision, due for completion in Q1 2022.
Located just off the A120 in Braintree, Essex between the regional growth centres of Chelmsford and Colchester, Horizon 120 provides excellent road connectivity via the A131, A12 and A120 and is within 20 minutes of London Stansted Airport. 15 acres remain within Phase 1 and bespoke units, ranging from 5,000 sq ft to 130,000 sq ft, are available on a freehold/leasehold Design and Build basis, for occupation from Q2 2022.
Weston Group has acquired the new facility for British Off Site to complement their existing 73,000sq ft logistics centre in Braintree. The development will be constructed to a high standard with 11.5% office content, 12m clear internal height, dock/surface loading and benefit from a generous yard being on a 6.9 acre plot with 40% site cover. Planning was fast tracked and obtained within 28 days under the adopted Local Development Order for the park. Construction will commence in September for practical completion in July 2022.
