One of Bath’s largest and highest profile office buildings is set to be transformed. Alchemy Asset Management, acting on behalf of CBRE Global Investors, is overseeing the remodelling of Royal Mead – adjacent to Bath Spa station – which on completion in April 2022, will provide 24,700 sq ft of Grade A office accommodation.
The comprehensive overhaul, to be undertaken at a cost of £4m, puts ESG as a key priority. With a BREEAM ‘Excellent’ accreditation and a Fitwel rating being targeted, the building will also benefit from exceptional new end-of-journey facilities including new showers and extensive cycle storage of a standard to have received a CyclingScore ‘Platinum’ rating.
Knight Frank and Lambert Smith Hampton are retained as joint letting agents on the scheme.
Guy Bishop, Director of Alchemy Asset Management, comments: “With Bath lacking any significant supply of contemporary office accommodation, and with ESG and wellness being key priorities in occupier’s minds, we expect the repositioned Royal Mead to be well received. As companies return to the office later this year, there will be a ‘flight to quality’ and Royal Mead will certainly deliver on this.”
Martin Booth, Partner at Knight Frank, added: “With its central location and amenity-rich environment, Royal Mead will prove hugely appealing to occupiers seeking to attract employees back into the office. The proximity of both the railway and bus stations, together with the outstanding retail and leisure facilities which Bath offers will prove a huge draw.”
