The Boutique Workplace Company signs new serviced office space in Birmingham, in a new joint-venture with property developers, Cervidae. The deal solidifies Boutique’s ambition to expand outside of London, across major cities in the UK.
Cervidae, the landlords, were looking for a joint venture partner for the site – inviting six operators to tender for the contract from which Boutique was selected owing to its offering, service and reputation.
The Colmore Row workplace is set to open in Q4 2021, and will offer 423 workstations across 26,000 sq.ft. in the prominent self-contained period property. Amenities of this new workplace will include onsite meeting rooms, front of house, AC, various breakout space and an onsite gym. It is also cyclist and dog friendly and has outdoor space, all of which are key occupier demands since lockdown.
Nick Kertesz, Investment & Asset Manager at Cervidae, commented: “There is a lot of investment going on in Birmingham, and we are excited to be joining in the action with creatives and corporates alike who are starting and accelerating in the Midlands. Our partnership with Boutique is testament to our commitment in the area, which is in the midst of transformation. The co-working, serviced office market is well established in London but less so outside; so Colmore Row is raising the standard as a unique offering within a smart period building in the centre of the city.”
Daniel Wheble, Chief Executive Officer of The Boutique Workplace Company commented: “It is all happening in Birmingham, it is a flourishing city aided by HS2 which has made it competitive with London for both businesses and talent alike. The demand for flexible working since the pandemic is higher than ever with companies looking to expand their network across the UK via flexible short-term lease, so we are delighted to finally bring Boutique to Birmingham. This market is in need of a unique proposition that offers unbranded, professional workspace within a period property boasting true character.”
The serviced office provider has an aspirational expansion plan which, while it precedes the pandemic, has been turbocharged by recent circumstances fitting its vision of shared-offices across major UK destinations.
Douglas Green, acting agent for Cervidae and Managing Director at g8 adds, “From taking the opportunity to the market, it was clear that there was an awful lot of competition for the space. Boutique impressed the landlord with their proposals and the culture they wanted to create and it ultimately went down to the right operator for the property for the JV. Boutique, as its name suggests, is ideal for the period building in the Birmingham Town Centre.”
Boutique currently operates 30 workplaces across London, Kingston-upon-Thames and South Oxfordshire and Birmingham. Colmore Row will be the 4th JV arrangement to open with a prominent landlord in the last 18 months.
