Global manufacturer grows in the region following property deal

A global firm that helps households and businesses safely and neatly secure electrical cables is expanding in the region following a deal by local industrial property specialists.

HTA Real Estate has secured a 10-year lease that has seen D-Line Europe Ltd expand in North Tyneside.

The company, whose products can be found in large brand DIY stores such as B&Q, also has facilities in Louisville, Kentucky, and Amsterdam, and has made the move to a newly refurbished space on West Chirton Industrial Estate in North Shields from its former regional base on the Tyne Tunnel Trading Estate.

Formerly occupied by fabric and furniture outlet Hobart Rose Factory Shop, the prominent detached warehouse on a 2.4-acre site on Alder Road, was acquired by Ravensworth Property Developments in early 2019. Since then, £700,000 of improvements have been made to the unit, which covers more than 50,000 sq. ft., including re-cladding, yard resurfacing, new doors and windows, and complete refurbishment of the offices, warehouse and mechanical and electrical systems. LED lighting and a flexible mezzanine area combine to give it a modern feel.

Nick Atkinson, director at HTA Real Estate, which acted as joint letting agent alongside Naylors Gavin Black, said: “Demand for quality industrial space in the region sees no sign of abating. Forthcoming new development projects will deliver much-needed fresh stock, but in the meantime well-positioned units like this, where significant investment has been made to comprehensively modernise and refurbish the premises, are particularly sought after.”

Geoff Clark, director at Ravensworth Property Developments, which operates throughout the north of England, said: “HTA Real Estate, Naylors Gavin Black and D-Line have been a pleasure to work with on this scheme and it’s been fantastic to secure a tenant who is committed to making significant operational investment in our region, over the long term.”

Kevin Davis, operations director at D-Line, added: “We have been actively looking for an opportunity to bring together all of our operations under one roof and we are very pleased to have been able to do that here at Alder Lane. The large yard area provides us with the ability to manage the logistics side of the business and we have sufficient capacity to accommodate further expansion in the years ahead.”

D-Line Europe Ltd was represented by Steve Smith of Ashley Smith Chartered Surveyors.
