An established construction and engineering company has signed a 10-year lease on a Birmingham industrial unit as demand for commercial stock throughout the region continues to spike.
Story Contracting Limited has taken occupation of Unit 5, Avery Dell Industrial Estate in Kings Norton, making it the latest in a string of businesses to seek a West Midlands Industrial presence.
The award-winning infrastructure business, which provides rail, plant and construction solutions, sought to enhance its nationwide network of depots with a Birmingham site that offered great access links to the whole of the UK.
Tom Morley, of Harris Lamb’s commercial agency team, said: “there is a huge appetite for industrial property within the Midlands as a whole right now, with demand outstripping supply by some way, and Story Contracting has successfully secured a prime opportunity as they become increasingly rare to come by.
“The business already has a regional office, based in the Jewellery Quarter so it made sense to have a commercial base in the city. With its widespread UK presence, Story was seeking a well-appointed, secure site in the city with excellent nationwide access links.
“This modern 11,847sq ft unit suited the business’ needs by way of its 6.80 m eaves height, roller shutter doors, and two-storey office accommodation. The site is secure and extends to 1.16 acres (0.47 Ha) with vehicular access around the entire property.
“Crucially, it is located just five miles from Birmingham city centre and six miles away from the national motorway network, offering optimum transport links for the business,” he added.
Story Contracting signed a new 10 year lease with a five-year break clause.
The landlord, Gemini Properties (UK) Ltd, owns and actively manages just under 1m square foot of industrial and office space nationwide, with a large proportion of its portfolio located within the Midlands region. The company brings high quality accommodation to the market, with an ethos of building strong, long term landlord and tenant relationships.
Tom added: “Our Agency team is now working with our whole network to identify further industrial opportunities across the Black Country and Birmingham in a bid to meet the number of enquiries for commercial space we’re currently receiving.”
