The property arm of a Nottingham family enterprise has completed a deal that adds a further 8,000 sq ft of office space to its rapidly expanding portfolio.
Younas & Virdi Group has purchased Clarendon Park, off Clumber Avenue, in Sherwood, Nottingham, for an undisclosed sum.
The property consists of three units, one of which was already occupied by Safe Haven Accommodation, another arm of the Younas family corporation, and one of the fastest-growing care providers in the UK.
It follows the group’s recent acquisition of Lancaster House, in nearby Sherwood Rise, which is currently being refurbished to become a new 10,000 sq ft office hub for small business entrepreneurs.
Younas & Virdi has already spent more than £5m on Nottingham property alone this year, with a number of other deals planned in the second half of 2021.
Other companies within the Younas Corporation will move into Clarendon Park once a planned £100,000 landscaping and refurbishment project has been completed this summer, while the umbrella corporation’s head office will remain at Younas House, in neighbouring Pelham Road.
Combining much of the group under one roof represents a significant chapter in the expanding Younas empire story. It will still leave 1,500 sq ft of vacant office space at Clarendon Park for other tenants.
Company director Shamraiz Younas said: “We’re delighted to have completed the Clarendon Park deal. It means we’ll have added more than 20,000 sq ft of office space to our portfolio in lockdown alone – with plenty of other deals in the pipeline.”
He said the group’s major acquisition drive since the start of the pandemic was largely to anticipate the changing demands for office space.
“As a serviced office hub for small enterprises, Lancaster House provides that first step for new entrepreneurs,” said Shamraiz. “Whereas the available space at Clarendon Park is more self-contained, so would be ideal for a business that is moving into the next stage of its growth.
“We realised early on in the pandemic that the workplace would change, with a greater need for smaller, more flexible office spaces. Redundancy has forced people to take the plunge and set up their own business, while other employers may be downsizing their office space to cater for increased working from home.”
In addition to some landscaping work with outdoor decking areas for staff, the refurbishment of Clarendon Park will include new lighting, bathroom areas, carpeting and roof work.
Shamraiz added: “While our sights are set nationwide, our hearts will always be in Nottingham, and we love this part of Nottingham. With its shops, pubs, restaurants, recreation grounds, great access and only minutes from the city centre, it’s the perfect location for any business.”
