A major renovation programme has been completed to transform a prime office site in Leeds city centre, ahead of June’s ‘return to the workplace’ plans.
The Coach Works is the result of major investment by Regional REIT to transform over 41,000 sq ft of Grade A workspace that was formerly known as Chancellor Court at 21 The Calls. It now incorporates state of the art features that maximise hygiene and safety, including enhanced ventilation, automatic doors and ‘sani-stations’ as well as ‘super-loos’ with touch free operation in self contained cubicles.
The development is made up of two buildings, with current occupiers including St James Place Wealth Management. It is located on The Calls, a popular area now recognised as the Tech Hub of Leeds City Centre and is surrounded by independent shops, trendy bars and a rich selection of eateries.
The rebrand to The Coach Works was conceived by Leeds creative agency Society Studios and represents the interesting heritage of the site as the former coach works for Wallace and Arnold, one of the UK’s largest motor coach holiday tour operators.
The Coach Works redevelopment provides a raw backdrop of exposed features and high-specification fixtures that are popular with the creative businesses clustered in the area. Suites are available from just 3,250 sq ft up to 10,000 sq ft with the benefit of a striking shared reception and breakout spaces for creative collaboration.
The refurbished office suites over four floors offer VRF air conditioning, new raised access floors, LED lighting, inspiring breakout areas and newly refurbished toilets as well as new shower facilities. Exposed services and high-tech fixtures will differentiate the space to appeal to the technology, media and telecoms sectors as well as more traditional businesses looking for high quality, modern office space. The building has a very good city centre parking ratio and a bike store available on site.
The property is owned by Regional REIT and is part of its extensive UK property portfolio worth in excess of £700 million. London & Scottish Property Investment Management (LSPIM) asset manages the portfolio on behalf of Regional REIT.
