A speculative warehouse development near Reading, Berkshire, has signed up Travis Perkins as its first tenant, national commercial property and investment company LCP has announced.
The builders’ merchant, which is due to open on June 21, agreed a pre-let at Multiparc Woodley for unit 6, a 11,619 sq ft warehouse, on a 15-year lease.
It is the first occupier at the site and a further five units – two of which are 3,993 sq ft and three are 4,630 sq ft – are due to be completed on June 18. There are also parking spaces for 46 cars and five goods vehicle spaces.
LCP, James Fife, director at LCP, which owns and manages the industrial park, said it had invested £4.14m in the development.
“We’re pleased to have completed the letting to Travis Perkins six weeks ahead of schedule. The number of enquiries we have had about the units we are developing at Multiparc suggests there is strong demand for units of this size and we’re confident we’ll sign up tenants quickly on completion of the construction for the second phase,” he added.
The units all have an eaves height of 5.85m and have a lower floated concrete floor with 35kn/m² loading. They are being built with block work and insulated vertical sheeting walls, insulated profiled steel cladded roof with roof lights and electric roller shutter doors that are 14.8ft (4.5m) high by 12.5ft (3.8m) wide.
Offices include carpet tiles, plastered walls with emulsion finish, suspended ceilings, electric wall mounted convector heaters and disabled toilet facilities.
Multiparc is a new development situated in Woodley approximately three miles east of Reading town centre. The development benefits from being close to the A329, which provides direct access to the M4 junction 10, Heathrow and the national motorway system. Woodley shopping centre is just a short walk away, providing a variety of retail units including a Waitrose supermarket.
